Four Options, One Level of Service

Lettings direct.co.uk provides a fast, cost effective solution to renting out residential property.  Our four service options are set out below, but we appreciate that not all landlords’ requirements are the same.  The options are therefore not set in stone and can be tailored to suit.

As part of our management services we have also negotiated highly competitive rates for essential items such as Gas Safety Certificates, Electrical Safety Checks and Fitting, Essential Building Work, Painting & Decoration, One-Off and Regular Cleaning and Garden Maintenance.

Primarily, our tenants are working professionals though some are foreign or final year students, all are fully vetted prior to acceptance.  However, we cannot be held responsible for tenants that default and we strongly recommend the use of a rental guarantee for complete peace of mind.

OPTION 1

LET ONLY
£250 +vat
Our basic tenant-find service for property professionals or businesses that have there own arrangements for contracts, deposits, and day-to-day management.

OPTION 2

COMPREHENSIVE TENANT PLACEMENT
£385 +vat (for unfurnished properties, from £415 if furnished)
Everything for the owner-manager without the hassle of the paperwork!

All the same features of our LET ONLY service but with the addition of:

     A full Inventory and Schedule of Condition report.
     Our comprehensive TDS compliant Assured Shorthold Tenancy agreement.
     Tenant check-in and familiarisation
     Council tax and utility bill registration and transfer
     Standing order set-up to your nominated bank account 
     Tenancy Deposit Registration and administration


OPTION 3

FULL LET & MANAGEMENT SERVICE
£250 start-up, plus 10% + vat of the monthly rent each month
Our most popular fully-managed service.

All of the features of our LET ONLY service but with the addition of our full management services including:

     Tenant Check-in & Familiarisation
     Rent collection
     Utility Transfers
     Quarterly property inspections (these are charged separately at £30 per inspection)
     Inspection reports and recommendations
     1st port of call (we are your tenants contact in an emergency)
     Maintenance management & key-holder service
     Tenancy deposit scheme compliant
     Peace of mind with NAEA client money protection
     Non-resident landlord declarations
     £125 subsequent start-up fees for re-lets

OPTION 4

COMPREHENSIVE TENANT PLACEMENT & MANAGEMENT
£400 start-up, plus 10% + vat
Our fully inclusive Fully Managed service with the benefit of a rent guarantee.

All the features of our Full Let & Management Service but also includes:

     Fully Comprehensive Rent Guarantee and Legal Expenses cover
     Complementary Property of the Week listing
     £250 subsequent start-up fees for re-lets
